Sotogrande 11310 is rapidly becoming one of the most sought-after postcodes on the planet. The latest sales data shows that this highly exclusive area on the southern end of the Costa del Sol in Spain is now rivalling Monaco, St Tropez, Mayfair and The Hamptons as the most desirable destination on Earth.
Its unique 11310 postcode is proving increasingly enticing to ultra-high-net-worth buyers. They are drawn by luxury living, state-of-the-art developments and some of Europe’s most prestigious golf courses.
To reinforce the point, in 2024 Sotogrande’s property market saw a 30 percent rise in average sales prices compared to the previous year. The new average is over €1.9 million and the peak of the market topped €17 million for the first time. It is clear that business is booming.

This remarkable success story has been powered by pivotal developments such as The 15 and Village Verde. More than 15 percent of the plots and villas at The 15 have now been purchased, while AQUA – an ARK Architects project – was snapped up within six months, reaching a marquee sales price of €12m.
Furthermore, 85 percent of the units at Village Verde, a luxury apartment project, were bought up before its second-phase delivery in mid-2025. They had an average price tag of €1.4m.
What makes Sotogrande stand out, then? Situated in the beautiful province of Cádiz around the Guadiaro River, it enjoys a superb location, difficult to rival by any other. It encompasses 20 square kilometres from the Mediterranean Sea to the foothills of the Sierra Almenara.

The beach at La Reserva Club in Sotogrande offers pristine sandy beaches, turquoise waters and luxurious amenities.
This residential and leisure destination boasts 2,500 permanent international homes and approximately 8,000 in high season. More than 300 companies are based here as it is one of the best international schools in Spain, Sotogrande International School.
As the only residential estate in Spain that covers and, entire private postcode, Sotogrande provides 24-hour security and a safe, peaceful environment for its residents. This attention to safety and privacy enhances its desirability amongst ultra-high-net-worth individuals.
In addition, Sotogrande houses such acclaimed golf courses as Real Club Valderrama, Real Club Sotogrande, and La Reserva Club. Last year it was voted the #1 Residential Golf Development in the World by Golf World and rose to 6th place in Europe’s Top 100 Resorts rankings.

Rita Jordão, Director of Marketing for Sotogrande SA, emphasises the huge benefits of acquiring property in this very upscale area. “Our 11310 postcode symbolises Sotogrande as not just a place to live, but a lifestyle where thoughtful design, a vibrant community, and a deep connection to nature come together.
“The continued increase in demand for homes in Sotogrande can also be attributed to our reputation for safety and access to an excellent international school, offering an ideal environment for families as well as individuals seeking a refined Mediterranean lifestyle.”
